Frankford NAC approves variances for lab and duplex

Residents OK’d a request for a special zoning exception by a lab company to operate on Oxford Avenue and a zoning variance for a Ruan Street duplex during the Jan. 8 meeting of the Frankford Neighborhood Advisory Committee.

Residents said no to a request for variance to allow a large equipment shed on Orthodox Street. A request for a variance to operate an auto mechanic shop on Worrell Street was summarily shot down because the applicant didn’t show up for the NAC zoning session at the Second Baptist Church of Frankford, 1801 Meadow St. He was a no-show at the previous meeting, according to Christine Dejesus, NAC coordinator.

NAC members had twice before been willing to hear about a proposal to operate an auto mechanic shop at 4117–29 Worrell St., but the owner had not shown up. The property currently is commercially zoned as an auto junkyard.

The owner of 1728 Orthodox St. wants to erect an 18-foot-high structure on what is now a vacant plot near Hawthorne Street. He wanted to store vehicles and sheds. No residents voted to support the variance request.

Lab Corporation’s variance to draw blood and collect urine samples at 5349 Oxford Ave. was supported. No testing will be done on the premises.

The new owner of 1541 Ruan St. bought the vacant house this year mistakenly believing it was a legal duplex. It wasn’t, so a variance had to be sought. Residents voted to support the variance request. ••
