CBRE has completed four office lease deals in Pennsylvania, totaling more than 180,000 square feet. Finalized in Wayne and Mechanicsburg, the leases show a clear demand for updated, high-quality office space.
First, in Wayne, CBRE arranged three leases at 1111 Old Eagle School Road, a recently renovated building converted from a single-tenant to a multi-tenant office property.
DLL, which used to occupy the full 200,000 square feet, now occupies 85,000 square feet on the third floor. The remaining space was marketed to attract large tenants, and the building now has three new long-term leases totaling nearly 80,000 square feet.
The largest of these leases is a 38,572-square-foot headquarters lease for iPipeline, which provides digital services to the life insurance and financial services industries. Comcast Cable Communications Management, LLC, operating as Comcast Advertising, relocated from Chesterbrook, Pennsylvania, and signed a 32,600-square-foot lease.
The third lease, covering 8,014 square feet, was secured by Elemica, a company offering digital supply chain management solutions. These tenants selected the property due to the recent upgrades and amenities that meet current business needs.
Next, in Mechanicsburg, CBRE completed a 100,000-square-foot lease at Sterling Place Corporate Center, located at 300 and 100 Sterling Parkway. The tenant, Gannett Fleming TranSystems, is an architecture, engineering, and construction consulting firm.
It is also one of the top engineering firms in North America. The company will consolidate and relocate from its current offices in Camp Hill to the new location in Mechanicsburg.
CBRE’s Jeremy Shyk led the leasing efforts on behalf of the owners, Sterling Place Associates and Waterday Properties. Mark Gola of Gola Corporate Real Estate represented Gannett Fleming TranSystems in the negotiations.
The Mechanicsburg property is a Class A office complex and offers new, high-quality space that meets the company’s real estate requirements.
Additionally, as part of the transaction, Sterling Place Associates will acquire Gannett Fleming’s former headquarters campus at 202, 207, and 209 Senate Avenue in Camp Hill. This property includes 220,000 square feet across 14 acres in the Camp Hill Business District.
CBRE will market and sell 202 Senate Avenue, offering a chance for owner-users or investors to purchase a large commercial property in a central location.
